Attendees will learn about how rent-to-own works, how to qualify, and about assistance programs for first-time homebuyers. Seating is limited so you must send an email to reserve a seat. Stupid things that shortsale banks say

Working another shortsale today, and the bank (Citi) asks me to provide an “affidavit of arm’s length transaction” for the file. I ask the customer service rep to provide a copy of their approved affidavit, and she tells me to Google it! After pausing briefly to stop myself from saying something not-so-nice, I kindly told her that I didn’t want to submit something on a form that is not approved by the bank. She then emailed me a sample attachment (which didn’t open by the way). Gotta love the efficiency of shortsale operations!

Learning a lot on the path to becoming a broker

I’m taking a class on real estate law that is required for me to obtain a broker license in Pennsylvania. The class participants come from a variety of backgrounds, and the instructor is an experienced real estate attorney, so I’ve learned a lot so far. Here are a few interesting tidbits:

  • If you’re married, or about to get married, you should know that Pennsylvania is NOT a community property state. This means that your spouse doesn’t automatically get half of any real estate purchased during the marriage. Lawyers of course will hash all that out (hopefully you’ll never have to find out how).
  • If someone was murdered in a property, an agent doesn’t have to disclose that fact unless the buyer asks.
  • When a lease is for a term of longer than 30 years, transfer tax needs to be paid.

These are tidbits that I’ve never had use for, and probably never will, but I need to know for the test. I have just one more day to complete this course, then I have about six more to go. Can’t wait to get this done!
