Advice for first-time homebuyers who pay child support

If you are thinking about buying a home, and owe child support, make sure that you are current on your payments and do not owe any arrears. If you owe back child support, you will need to pay it in order to be approved for a mortgage. Child support obligations do not go away, and there is no way around it.

Special note to homesellers: if you owe child support, and you are selling your home, the amount you owe will be deducted from the proceeds of the sale of your home.

I have a new client that just got approved for a mortgage, even though he didn’t think he qualified. He and his wife are on a fixed-income, and were looking into a rent-to-own property.
