A twin is not the same as a duplex – understanding different property types in Philadelphia

When people have called about the properties I’m selling, there have been quite a few occasions where they have confused a twin property with a duplex. They are not the same thing, are not interchangeable, but they can exist together. Following is an explanation of the different property types available in Philadelphia.

There are two types of descriptions used to categorize properties for sale. They are construction type and family size.  Construction type refers to how the building is attached to others. Family size refers to how many families the property is designed to house. Construction type can be rowhome (attached to other properties on both sides), twin (attached to only one property) and single (not attached to any properties). Family size can be one family, two family (duplex), three family (triplex) or four family (quadplex). There are buildings that house more than four families (such as apartment buildings), but those descriptions are generally reserved for commercial properties.

All of these construction types can house different family sizes. A single home can be a duplex (has two apartments), a twin home can house a single family, and a rowhome can be a triplex (has three apartments).
